Warning Signs You Need a Leak Inspection
Hidden leaks don’t always announce themselves with a visible puddle. In Bellevue’s wet Pacific Northwest climate, small leaks can worsen quickly, and the signs are easy to dismiss until damage is already widespread. If you notice any of the following, call for a professional inspection.
Common indicators of a hidden leak:
- Unexplained water bill spike with no change in household usage
- Sound of running water when all faucets and fixtures are off
- Damp spots, discoloration, or bubbling wallboard near plumbing chases or exterior walls
- Musty odors in rooms without an obvious moisture source. This is often an early sign of a concealed pipe or drain leak
- Wet spots on concrete floors or in crawl spaces, which can point to a slab or underground leak
- Cracks in the foundation or interior walls that develop without a clear cause
- Visible mold growth in areas not exposed to regular moisture
What to Expect During a Leak Detection Visit
Scheduling with American Leak Detection is straightforward. When you call, we gather details about what you’ve noticed and confirm the appointment. Our technician arrives on time and begins with a walkthrough of the property, reviewing any symptoms you’ve observed.
From there, we apply non-invasive diagnostic testing to the suspected systems using our proprietary detection technology, locating leaks without opening walls or digging. Most residential inspections in Bellevue are finished within one to two hours. Once we’ve identified the source, we walk you through exactly where the leak is and what repair steps can address it. You then coordinate with a plumber or contractor of your choice, fully informed about what needs to be done. Every inspection closes with a detailed written report suitable for insurance documentation.
Common Questions About Leak Detection
Does Leak Detection Require Opening Walls or Digging?
In most cases, no. Our non-invasive leak detection uses acoustic and electronic tools to locate leaks from the surface. We identify the source before any access is made, so repair work is targeted rather than exploratory.
How Is Leak Detection Different from Plumbing Repair?
Leak detection identifies precisely where a leak is occurring. Repair is a separate step, performed by a plumber once the location is confirmed. Knowing the exact location before repair begins reduces unnecessary damage and keeps costs lower.
Can the Inspection Report Be Used for an Insurance Claim?
Yes. The written report we provide after every inspection documents the leak location and findings in a format that insurance adjusters can use when reviewing a water damage claim.
Is Non-Invasive Detection Suitable for Older Bellevue Homes?
It’s particularly well-suited for them. Homes with original plaster walls, vintage tile, or older pipe materials benefit most from our Leak Detection Without Destruction™ approach. There’s no destructive access before we know exactly where to look.

“I had an awful rotten egg smell as soon as I bought our house. After calling two plumbers (who charged me a fee to tell me nothing was wrong), the Gas Company (no gas leak), and the Public Works Department, I finally called American Leak Detection. They came in, investigated with smoke, and fixed the problem. For the first time in two months, my house doesn't smell like a restaurant toilet. Highly recommend them!”- Sandi T.

“I can't say enough good things about their service! We had a slab leak that flooded the master bedroom and they came as quickly as they could and then rearranged their work schedule so the repair could be made and we could once again have water turned on. The workmen were professional and efficient. I hope I never have to use that kind of service again but if so, they are he best.”- Carolyn R.

“Tree roots had cracked my filter pipes and I was losing water badly. I was referred to American Leak Detection and set up an appointment. Daniel came out and did his best to diagnose the problem. He got very strange results and it was hard to determine the exact pipe(s) that were cracked but since I'd had a similar repair done 6 years ago and we could see evidence of the tree root damage from above, I felt confident we knew were the issue was and I contracted for the work. I was pleasantly surprised to see Daniel return to perform the work. I arranged to be home that day so I could see what he found. I supposed I hovered, taking pictures of the process, asking questions as he went along. He never got annoyed and answered every question with a smile. I don't think i ever saw anyone work harder. It was obvious from that start he had a lot of experience and knew what he was doing. Digging out the area had to be done mostly by hand which he did efficiently without complaints. He found multiple pipes cracked which explained the odd results during diagnosis. The job took longer than expected because it was difficult work and he ran out of daylight but on the job until he it wasn't possible anymore that day. Even though he was fully booked for the following day, his company rearranged his schedule so he could return the following afternoon. I returned home early from work and was able to see him complete the job. He even patched the deck with new concrete like an artisan, taking every care to make it as smooth and neat as possible. After 30 years in this house, we have had many service people come to do work. No one has ever delivered better than Daniel. He was competent, diligent, and pleasant. The cost wasn't cheap but it was fair. I don't mind at all paying for quality service.”- String R.
